Police power

Inherent authority to create regulations necessary to protect the public health, safety, and Welfare

Comprehensive plan

Also known as the master plan, the comprehensive plan, a guide to planning for change rather than reacting to proposals. Typically long-term perhaps twenty years or longer

Zoning ordinances

These implement the comprehensive plan and regulate and control the use of land and structures within designated land-use districts, in part by separating conflict in land uses

Planned unit development (PUD)

A development in which land is set aside for mixed-use purposes, such as residential, commercial, and public areas.

Buffer zones

Typically a strip of land separating land dedicated to one use from Land dedicated to another use. For example, landscaped Parks, playgrounds, and hiking trails are used to screen residential areas from non-residential zones

Inverse condemnation

Action brought by a property owner seeking just a compensation for land taken for a public use where it appears that the taker of the property does not intend to bring eminent domain proceedings

A lot or an improvement does not conform to the zoning use because it existed before the enactment or amendment of a zoning ordinance

Conditional use permit

Also known as a special-use permit, it is usually granted to a property owner to allow for a special use of a property that is defined as an allowable conditional use within that zone, such as a house of worship or daycare center in a residential district.

Building codes

Enacted ordinances to specify construction standards that must be met when repairing or erecting buildings

Certificate of occupancy

A permit indicating that the property is suitable for habitation by meeting certain safety and health standards must be issued before anyone moves in and often before A lender will allow closing
