Derrickson states that he met Complainant on June 18, 2016, and showed her the available properties at 800 S. Wells. Derrickson acknowledges that Complainant disclosed that she had a “Housing Choice Voucher”. Derrickson explains that Complainant asked, “If the owners accept Section 8 applicants?” Derrickson told Complainant that, “Source of Income is a protected class in Cook County and any owner would have to consider their rental application. Your rental application cannot be turned down because of source of income and Section 8 falls under source of income. You will still have to fill out the rental application and have both your rental application and lease terms approved by the owner.” Derrickson states that on June 18, 2016, he received Complainant’s rental application paperwork via e-mail and he began processing Complainant’s rental application on June 20, 2016. …show more content…
Derrickson maintains that on June 22, 2016, he submitted Complainant’s rental application and lease terms to Respondent Hu. Derrickson admits that on June 23, 2016, Hu e-mailed him and directed him to proceed with Complainant’s application and lease terms. Derrickson sent an e-mail Hu and wrote, “You will have some paperwork to fill out from the Chicago Housing Authority out as owner prior to the lease paperwork. We will get to you soon.” Derrickson states that the lease terms were July 1, 2016 through July 1, 2017 with a monthly rent of $145 per month dependent on the Chicago Housing Authority and paying the building move fees. Derrickson states that on June 23, 2016, he received an e-mail from Complainant with the link to access the “housing paperwork.” Derrickson was unable to access the website to obtain the housing paperwork. Derrickson e-mailed Complainant on June 24, 2016, and notified her that he could not register on the site and could not access the housing paperwork. Later that day, Derrickson received an e-mail from Complainant with an attached PDF for the Housing Choice Voucher Moving paper. Derrickson states that on June 25, 2016, he e-mailed Complainant and confirmed that he received the moving paper PDF. Derrickson states that he left Chicago and drove straight to Rock Falls, Illinois for a 25-year Army National Guard I Persian Gulf War Veteran Reunion. Derrickson returned to Chicago on June 27, 2016 and sent Complainant an e-mail, “We received the “Request for Tenancy Approval Packet” paperwork you emailed. On the front page it gives the timeline totaling 36-days. The owner has a vacant unit and does not want to hold the unit off of the market for that long. I suggest you apply for other units that will be available on or after 8/1/16. Please let me know how you would like to proceed forward.” Derrickson states that on July 1, 2016, he left for vacation and returned on July 6, 2016. Derrickson returned from vacation and on July 8, 2016, he states that he received an e-mail from Complainant’s Attorney, Don Brown.
