Advantages:
1) Sole source accountability. Design-Build is a delivery method that the design and construction services are contracted with a single company. It means if there are problems during the project, the owner does not to figure out which company needs to be responsible for the problems, because Design-Build has sole source accountability, and the owner can talk with the company immediately.
2) Less adversarial. Design-Build means less adversarial between architects and contractors, because there is only one contractor. The architects only need to communicate with the only one contractor every time. They only need to deal with the conflict between them. If there is more than one contractor, the contractors also have conflict with each other, and the architect needs to coordinate with all of them, which also wastes time and resources for the owner as well as for the contractor.
Disadvantages:
1) No outside monitoring construction. Since there is only one contractor, the owner does not have the third part to monitor outside the construction. Disadvantages:
1) Potential loss of price competition at Construction Management level. For the Construction Management at Risk delivery method, the owner and the construction management firm has settled the maximum price before the project, which means the owner loses potential price competition at construction management phase, and he does not know if he has got the best price for the
