LEASE AGREEMENT

This Commercial Lease Agreement (the “Agreement”) entered into and effective this 7th day of January, 2015, by and between Lessor/Landlord Winston Astrachan (“Lessor”) and Lessee/Tenant Q Ballet Studio, LLC. (“Lessee”). In consideration of this Agreement, Lessor agrees to lease to Lessee and Lessee agrees to lease from Lessor the property located at 153 Peachtree Road, Atlanta GA, 30303 for use as a commercial ballet studio.

TERMS: Lessee agrees to pay $600 per month on the fifth day of each month. This Agreement will be effective starting on the 7th day of January, 2015, and will last until January 31st, 2017.

PAYMENT: Payments shall be made by check to Winston Astrachan, 121 Barrett Park Drive, Kennesaw GA, 30144. Payment will be considered late if it is received by the Lessor after the tenth day of the month. A fee of 10% of the monthly rent will be added for any payment not received by the 15th of the month, due immediately. A bounced check will be considered late payment.

The Lessor will return the Security Deposit to the Lessee within 30 days of vacation of the premises, less any amount necessary to pay the Lessor any unpaid rent, cleaning costs, or cost for repair of physical damage to property, with the exception of ordinary wear and tear.

UTILITIES: Lessee will be responsible for payment of all utilities.

MAINTENANCE: Lessee shall be responsible for payment of all maintenance to the building not caused by normal wear and tear. Lessor will be responsible for arrangement of all repair
